A beautiful three bedroom detached, new build villa ten minutes walk from the Mar Menor shores in the lovely, picturesque town of Santiago de la Ribera, which provides many bars, good restaurants and local amenities. There is also a small passenger ferry which operates regularly during the summer months, which can take you to the popular La Manga region (approx ten euros per person). The house is just five minutes drive from the AP7 and a variety of supermarkets including an Overseas Iceland store, Lidl, Aldi and Mercadona. The main sitting room (60 sqm) incorporates a well equipped kitchen with Halogen Induction hob, oven, microwave and dishwasher. There is also a built-in filter drinking water tap. There is a separate utility room housing a washing machine.
The property has one double poolside bedroom downstairs and an en-suite shower room providing his and her basins. There are two double bedrooms upstairs, both of which have their own en-suite shower rooms. Both bedrooms have direct access onto the large, first floor solarium. Air conditioning is available in all rooms of the property.
There is a large leather corner sofa in the lounge area, which houses three electric reclining chairs and two integral USB charging points. There is a 65" wall mounted smart TV providing British and Spanish TV channels and Netflix. The sitting room and downstairs bedroom also provide an Alexa multi-channel music system. Outside, the property offers ample seating space with a lounge area and separate dining space for six people. The outside seating area provides an electric overhead awning giving shade throughout the day. There is also a separate seating area on the upstairs solarium. There is a built-in charcoal BBQ with separate sink to the side of the property. The swimming pool is 8 metres x 3 metres, a salt water pool, which can be heated if necessary at extra cost. The property faces directly South and is adjacent to San Blas pine wood. It is not overlooked by any other buildings, therefore enjoying total privacy. Nearby, there is a children's park providing swings, slides etc. There is space for one car on the drive although this is not necessary as there is always ample space for parking on the road outside the property.
The villa has been furnished to a very high standard and provides a beautiful, relaxing space in a quiet area of Santiago de la Ribera. However, within minutes you are able to access all amenities.
